About the Role We are looking for a high-energy, results-driven Sales and Leasing Specialist to serve as the primary point of contact for every prospective resident interested in our properties. This is a fast-paced, remote position where speed, warmth, and persistence directly impact occupancy success. Your mission is simple but vital: connect with every lead within one hour and convert interest into scheduled property tours. This role is ideal for someone who thrives on call volume, enjoys the challenge of winning people over, and takes pride in executing a proven system flawlessly. What You'll Do Speed to Lead Execution * Monitor the CRM continuously throughout your shift for incoming leads across all properties. * Contact every new lead within 60 minutes via phone (primary) and follow-up communication. * Make multiple contact attempts using strategic timing and persistence until you reach the prospect. Tour Conversion & Sales * Engage prospects with warmth and professionalism, building rapport quickly over the phone. * Qualify leads, understand their needs and timeline, and match them to the right property. * Overcome objections and address concerns to move prospects toward booking a tour. * Schedule tours and confirm appointments, ensuring nothing falls through the cracks. * Follow up with prospects who haven't responded or are considering their options. CRM Management & Documentation * Log all call activity, prospect details, objections, and outcomes in the CRM accurately and immediately. * Update lead status and next steps to ensure seamless handoff to the touring team. * Track your own metrics: contact rate, conversion rate, tours booked, and speed-to-lead performance. Accountability & Optimization * Own your daily and weekly goals for calls made, contacts reached, and tours booked. * Identify patterns in objections or drop-offs and proactively suggest improvements. * Maintain high energy and quality standards even during high-volume periods. What We're Looking For Required Skills & Traits * Exceptional phone presence: sound confident, friendly, and genuine. * Natural sales ability: listen, ask the right questions, create urgency, and close without being pushy. * Self-starter mentality: take initiative to call leads and solve problems independently. * Highly organized: track dozens of leads at different stages without letting anything slip through the cracks. * Resilient and consistent: maintain energy despite rejection and high call volume. * Detail-oriented: ensure accurate CRM data to support team success. * Comfortable with repetition: excel in calling leads repeatedly and perfecting your approach. Preferred Experience * 1-2+ years in inside sales, appointment setting, leasing, or customer service roles (property management experience is a plus but not required). * Experience working in a CRM system (Yardi, Knock, Rent Manager, Salesforce, or similar). * Proven track record of meeting or exceeding call and conversion metrics. * Experience in a remote or virtual work environment. What Success Looks Like Within 30 days: * Consistently contact 90%+ of leads within 60 minutes. * Book 15-20+ tours per week. * Maintain accurate CRM records with zero missed follow-ups. Within 90 days: * Become a trusted expert on objection handling and lead conversion. * Achieve or exceed monthly tour-booking targets. * Identify bottlenecks and suggest process improvements. Work Environment * Fully remote position with reliable internet and a quiet workspace. * Core working hours required; schedule flexibility within coverage windows. * High call volume: expect to make 40-80+ calls per day depending on lead flow. * Metrics-driven culture: performance measured on activity (calls, contact rate) and outcomes (tours booked).
