Responsibilities

About the job: Terrapin Construction Group (TCG) is a design-build commercial general contractor headquartered in Denver, operating nationwide. We deliver full GC services across cold storage, food processing, medical, hotel & hospitality, cannabis, data center, and industrial projects in the $1M to $30M range. We run with a small senior team, AI-powered estimating, preconstruction tooling, project management, and a vetted national subcontractor network instead of heavy headcount. We are looking for a senior commercial PM who wants to own the project lifecycle end to end, not run one slice of someone else's process. This starts as a fractional / 1099 engagement, with a path to a full-time, equity-eligible role. If you have wanted a principal-track seat and have been stuck below the ceiling at a larger GC, this is that seat. What You Own: - You take the project from signed contract through closeout, and you sit in on preconstruction so the number you inherit is a number you helped build. Responsibilities: - Preconstruction and estimating support: scope review, value engineering, subcontractor scoping, and budget validation using TCG's estimating tools. - Buyout: subcontractor and vendor selection, scope leveling, and contract execution. - Delivery: scheduling, submittals, procurement coordination, RFIs, change orders, and cost control. - Field accountability: coordinating subs and our IMP crews, QA/QC, and safety oversight. - Owner and developer communication: the single point of contact who keeps the client informed and the schedule honest. - Closeout: punch, commissioning support, retainage release, and warranty handoff. What You Bring (Please do not apply without having the following experience/proficiencies): - 8+ years managing commercial GC projects in the $1M to $30M range, ground-up and tenant improvement. - Proven ownership of full project lifecycle, including real estimating and buyout experience, not just field execution. - Experience with a subcontractor network delivery model rather than self-perform labor. - Strong command of scheduling and cost control. - Building Connected proficiency preferred. Bonus Experience: - Cold storage. - IMP installation. - Food processing. - Cannabis. - Data center experience. Environment: - Comfortable in a fast, lean, tech-forward environment where you use AI tools to move faster than firms 10x our size. Structure and Compensation: - Engagement: 1099 / fractional to start. - Rate: market hourly or monthly retainer, scoped per project (we will be specific once we know your availability). - Path: transition to full-time W2 with earn-in equity. - Location: open. Denver-based or remote with monthly travel to active sites both work for the right operator.
