Operating under the EOS (Entrepreneurial Operating System) framework, the company has a team of 40–50 professionals, including regional managers, directors of operations, site managers, leasing agents, maintenance technicians, and construction managers. The organization emphasizes accountability, transparency, and continuous improvement across all portfolio operations. The mission As director of asset management, you will lead the systematic optimization of portfolio performance. The primary mission is to establish and execute a comprehensive asset management framework that drives operational excellence, maximizes NOI, and preserves equity through proactive risk management and data-driven decision-making. This role serves as the link between property operations and investment strategy, with regular presentations to the investment committee and accountability for portfolio-wide performance metrics. Key outcomes and success metrics Portfolio performance optimization * Achieve targeted cash-on-cash returns of 10% or more through systematic NOI optimization and expense management. * Drive occupancy improvements at underperforming assets while maintaining disciplined rent growth. * Execute value-add business plans on time and within budget, tracking capex deployment and renovation premiums. * Identify zero-risk value creation through budget corrections, expense normalization, and operational improvements. Investment committee leadership * Present comprehensive portfolio updates during weekly investment committee meetings with prepared one-pagers for all assets. * Maintain a current watch list with clear risk identification, mitigation strategies, and accountability assignments. * Provide recommendations for hold or sell decisions on legacy assets using systematic evaluation frameworks. * Deliver accurate and transparent reporting to support informed strategic decisions. Operational systems and process excellence * Build and maintain a comprehensive asset management operating model, including activity calendars, reporting frameworks, and accountability structures. * Implement formal capex tracking, risk registers, and variance reporting across all properties. * Establish and enforce consistent market survey processes and competitive positioning analysis. * Create audit trails and documentation for major decisions and financial commitments. Risk management and compliance * Proactively identify and mitigate portfolio risks related to occupancy, collections, financing, and market conditions. * Monitor debt service coverage ratios, loan covenants, and upcoming financing events. * Ensure accuracy of budget assumptions, including debt service, insurance, and operating expenses. * Coordinate refinancing strategies and rate cap management across the portfolio. Team leadership and cross-functional collaboration * Lead and develop the asset management team with a focus on accountability and continuous improvement. * Partner with operations, acquisitions, construction, and finance teams to drive results. * Conduct regular property visits and maintain relationships with regional managers and site teams. * Communicate directly and transparently with executive leadership regarding performance issues and opportunities. Core competencies Technical and financial expertise * Advanced financial modeling and underwriting focused on NOI optimization and return analysis. * Expert-level Excel proficiency, including pivot tables, VLOOKUP, complex formulas, and dashboards. * Strong understanding of multifamily metrics such as occupancy, rent growth, collections, DSCR, and LTV. * Ability to analyze market data, competitive positioning, and submarket dynamics. Strategic execution and systems orientation * Experience building standardized processes, reporting frameworks, and operating models. * Ability to connect strategy with day-to-day operational execution. * Data-driven decision-making focused on actionable insights. * Strong organizational skills to manage multiple properties and priorities. Required qualifications Education and experience * Bachelor’s degree in finance, real estate, business administration, or a related field; MBA preferred but not required. * 7–12 years of experience in real estate asset management, portfolio management, or a related field. * Proven track record managing multifamily assets with demonstrated NOI growth and operational improvements. * Experience presenting portfolio performance to investment committees or senior leadership. Industry knowledge and technical skills * Strong understanding of multifamily real estate operations, class B/C value-add strategies, and market dynamics. * Knowledge of commercial real estate financing, DSCR calculations, loan covenants, and refinancing processes. * Familiarity with property management systems, with Yardi preferred. * Expertise in capex budgeting, renovation execution, and construction project management. * Expert-level Microsoft Excel skills and strong PowerPoint and Word proficiency. * Ability to work with data visualization, dashboards, and multiple data sources. Work requirements * Willingness to travel quarterly to properties across multiple states. * Flexibility to work evenings or weekends during critical periods such as refinancings or investor reporting. * Comfort working in a fast-paced, macro-managed environment with high accountability.
