Job Overview:
CS3 Management is seeking a dynamic and detail-oriented Property Manager to oversee a 180-unit apartment complex located in the Elizabethtown, Kentucky area. In this role, you will be responsible for ensuring the daily operation of the property, handling maintenance requests from tenants/property owners, and managing leasing matters of the property.
Responsibilities:
- Conduct regular property inspections and provide recommendations for necessary maintenance and improvements.
- Oversee the procurement and supervision of vendor services when required.
- Manage tenant relations, including handling inquiries, complaints, and lease renewals.
- Ensure tenant satisfaction during the move-in process and maintain positive relationships through regular visits and professional interactions.
- Complete and manage all legal documents and internal reporting related to lease administration.
- Assist with lease activities, including tenant renewals, expansions, and contractions.
- Regularly inspect and evaluate all building equipment, systems, and grounds to ensure they meet company standards.
- Develop and maintain emergency procedures and preventive maintenance programs for the property.
- Oversee the work order system to ensure tenant service calls are handled promptly and with 100% customer satisfaction.
- Develop positive relationships with vendor partners, ensuring they understand the goals, objectives, and code of conduct at the properties they work in.
- Ensure that work performed by outside contractors is timely, appropriate, and meets approved insurance coverage limits.
- Develop and manage the annual budgets for the property, ensuring financial goals are attained monthly, quarterly, and annually.
- Review monthly operating reports and explain budget variances.
- Manage the collection of accounts receivable and operating expenses.
Requirements:
- Over two (2) years of experience as a Property Manager (preferred).
- Strong knowledge of property management principles and practices.
- Excellent communication and interpersonal skills.
- Proficient in property management software (e.g., Yardi, AppFolio).
- Knowledge of local and state property regulations.
