Touchstone Property Management is hiring a Work Order & Turnover Coordinator to take ownership of one of the most critical functions in our business: managing work orders and quickly getting units rent-ready, on time, on budget, and at a high standard.

Compensation & Benefits
• Base Salary: $1,200 - $2,000 USD per month (based on experience)
• Quarterly Bonuses: Performance based

What You’ll Own
You are the engine behind every successful turnover.
• Run the full move-out → rent-ready → move-in process across your portfolio
• Coordinate and manage daily work orders and active projects
• Review inspections and define complete scopes of work
• Validate vendor pricing and ensure accurate, line-item budgeting
• Present scopes to clients and secure approvals + funding before work begins
• Drive projects to completion - on time and on budget
• Perform quality control checks before units are handed off
• Resolve vendor and client issues quickly, with good judgment
• Build and maintain a high-performing vendor network
• Ensure every unit meets Touchstone Rent-Ready Standards
• Itemize resident bill-backs for final accounting process
• Review and follow property budgets & maintenance plans regarding scheduled maintenance
What You Bring
• 1+ year of hands-on vendor + turnover coordination in residential property management
• AI focused, tech-curious mindset, and comfortable learning new systems quickly
• Strong understanding of repair costs and timelines (Portland market preferred)
• Proven ability to manage multiple projects simultaneously without dropping details
• High-level English communication (C1/C2 fluency required)
• Prioritize systems, and fast-paced communication
• A mindset of ownership, urgency, and follow-through
Requirements:
• Availability: Mon–Fri, 8:00 AM–4:30 PM PST + rotating after-hours support
• Reliable computer (i3+, 8GB RAM minimum) + fast internet
• Fully functional home office setup
