Key Responsibilities: - Work through assigned lead lists. - Re-engage older leads and reconnect with property owners who may not have been ready to sell previously. - Qualify sellers by understanding their motivation, timeline, property condition, occupancy, asking price, and willingness to consider an offer. - Identify viable opportunities, prioritize qualified sellers, and efficiently disqualify leads that are not a fit. - Maintain consistent follow-up with potential sellers over days, weeks, or months. - Build trust and establish rapport through professional, consultative conversations. - Gather accurate property information and coordinate with the team to determine appropriate offers. - Present offers, address objections, negotiate within approved pricing guidelines, and work toward signed contracts. - Maintain accurate CRM records, including call notes, lead status, dispositions, and follow-up tasks. - Provide brief end-of-day updates and participate in weekly meetings to review progress and results. - Take on more targeted lead lists and higher-value opportunities as closing performance improves. Required Qualifications: - Experience managing sales conversations through negotiation and closing, rather than focusing solely on appointment setting or lead handoffs. - Strong outbound calling experience and the ability to maintain consistent daily activity. - Excellent spoken and written English, with a confident and professional phone presence. - Strong discovery, objection-handling, negotiation, and relationship-building skills. - A consistent work history and demonstrated ability to deliver results. - Excellent organization, follow-up, and pipeline management skills. - Ability to work independently, handle rejection, and take accountability for performance. Preferred Qualifications: - Experience in real estate acquisitions, wholesaling, investor sales, or property negotiations. - Familiarity with real estate CRMs, lead management systems, and power dialers. - Experience using Monday.com, RingCentral, Google Workspace, or similar tools. - Experience working with motivated sellers, including tired landlords, inherited properties, probate, pre-foreclosures, or distressed properties. - Experience managing large lead databases and nurturing opportunities over extended sales cycles. Ideal Candidate Attributes: - Confident and skilled at turning conversations into opportunities and opportunities into signed contracts. - Persistent without being pushy. - Comfortable speaking with different types of sellers. - Skilled at asking the right questions to understand needs. - Ability to balance high-volume outreach with meaningful conversations. - Capable of maintaining consistent follow-up. - Ability to recognize when a lead is ready to move forward. - Takes ownership of pipeline. - Keeps accurate records. - Works independently without constant supervision. - Adaptable and willing to learn new systems. - Focused on delivering measurable results.
