Role Overview:
- We are looking for a detail-oriented Blueprint Takeoff Specialist with strong commercial construction experience to join our growing team.
- In this key role, you will be the expert who reads and interprets architectural, structural, and civil blueprints to perform accurate quantity takeoffs for concrete flatwork, sitework, foundations, asphalt paving, and related scopes on commercial projects ranging from $100K to multi-million-dollar ground-up developments.
- Your work directly impacts our bidding success, project profitability, and ability to deliver the fastest, highest-quality concrete and asphalt solutions in the Kansas City market.
Key Responsibilities:
- Perform detailed blueprint takeoffs for concrete (slabs, footings, sidewalks, curbs, retaining walls, etc.), asphalt paving, site grading, demolition, and related trades.
- Calculate accurate quantities including square footage, linear footage, cubic yards, and all material and labor requirements.
- Reconcile plans, specifications, addendums, and RFIs to ensure nothing is missed or double-counted.
- Identify and flag potential issues, scope gaps, or value-engineering opportunities during the takeoff process.
- Prepare clear, organized takeoff summaries and supporting documentation that feed directly into our standardized estimating system and bid proposals.
- Cross-reference historical project data and master bid lists for pricing accuracy and consistency.
- Collaborate with our project managers, estimators, and field crews to refine scopes and maintain competitive yet profitable pricing.
- Stay current with local commercial construction standards, IBC codes, and Kansas City-area material and labor practices.
Required Qualifications:
- 3+ years of hands-on experience reading commercial blueprints and performing takeoffs for concrete, asphalt, or sitework.
- Strong proficiency in plan reading, scaling, and quantity surveying.
- High attention to detail and excellent organizational skills.
- Ability to work independently in a fast-paced environment while meeting tight bid deadlines.
- Proficiency with common takeoff tools (Bluebeam Revu preferred, PlanSwift, or similar) and Microsoft Excel.
Preferred Qualifications:
- Prior experience in concrete flatwork, foundations, asphalt paving, or commercial sitework.
- Familiarity with BuildingConnected, Planroom, or similar bidding platforms.
- Knowledge of Kansas City market pricing and local subcontractors.
- Experience supporting bids on $500K–$5M+ commercial projects.
