Financial Manager / Controller. Blue Hour Housing | Remote | Independent Contractor | Full-Time. Priority Location: Latin America | Working Hours: Monday–Friday, Core EST Hours | Compensation: $3,000–$5,000/month. About the Role: You will serve as the financial backbone of a growing real estate portfolio spanning multiple entities, assets, and ownership structures. This is a full-stack accounting role — you will own everything from daily transaction entry and full-cycle AP through month-end close, multi-entity reconciliation, and financial reporting to leadership. You will not maintain a system someone else built. You will build, document, and scale the financial infrastructure as the portfolio grows. The ideal candidate has Big 4 roots, real estate DNA, and the operational instinct to lead both in-house and offshore team members in a lean, fast-moving environment. About Blue Hour Housing: Blue Hour Housing is a workforce and employee housing management company focused on developing and operating affordable, accessible homes for working populations. We manage a growing portfolio of residential and mixed-use assets across multiple entities, and we are building the internal systems and infrastructure to match our growth ambitions. Our team is lean and execution-oriented. How We Work: - You will report directly to the COO/CFO and operate with high autonomy — we expect you to own your function, not wait to be directed. - Communication is proactive: you surface issues, flag discrepancies, and bring solutions before leadership has to ask. - We are a team that values clear asynchronous communication and strong documentation. - Core working hours align with EST Monday–Friday; responsiveness during those hours is expected. - We use Ramp and QuickBooks as our primary financial systems — fluency in both is non-negotiable from day one. - This is a builder’s role: we are scaling our systems and processes, and you will be a primary contributor to that buildout. Key Responsibilities: Full-Cycle Accounts Payable: - Own and manage the full-cycle AP/AR process end-to-end: invoice processing, coding, approvals, payment runs, and vendor management. - Ensure accuracy, timeliness, and completeness of all AP/AR transactions across entities. - Maintain vendor relationships and resolve discrepancies in a professional and timely manner. - Oversee vendor management, W-9 collection, and 1099 preparation across all entities. - Monitor cash positions across entities and proactively flag low cash or unusual activity to leadership. Accounting & Financial Operations: - Assist month-end and year-end close including accruals, prepaids, and depreciation entries; lead AP/AR-related reconciliations and accruals. - Maintain accurate chart of accounts across multiple entities; ensure all expenses are properly classified and coded. - Perform monthly bank reconciliations across all accounts and entities. - Manage intercompany transactions and allocations across entities. - Partner cross-functionally with internal departments and leadership to streamline workflows and resolve issues. Systems, Controls & Process Improvement: - Evaluate existing AP/AR and accounting processes, assess internal controls, and implement improvements to enhance efficiency and scalability. - Design and maintain scalable financial workflows across Ramp, QuickBooks, and internal tools — thinking critically about data flow and gaps. - Build and document financial processes as the portfolio scales; identify gaps and drive resolution. - Automate repetitive tasks and eliminate inefficiencies wherever possible. Financial Oversight, Reporting & Audit: - Review all financial data with a critical eye — push back on misclassifications, investigate discrepancies, and escalate promptly. - Produce clear, accurate monthly financial packages for leadership review in coordination with the asset management team. - Prepare schedules and provide support for external audits — ensure all required documentation is organized, accessible, and audit-ready for lenders, investors, and lessees. You Are NOT a Fit If: - You have not worked across multiple legal entities or business units simultaneously. - You have no prior experience in real estate, property management, or a private equity real estate environment. - You require step-by-step direction or close supervision to manage your workload. - You have never used Ramp or a comparable AP/expense management platform. - You are not available during core EST business hours. - You prefer to maintain systems that are already built rather than build new ones. Required Qualifications: Non-Negotiable Requirements: - REQUIRED: Prior experience at a Big 4 accounting firm (Deloitte, EY, KPMG, or PwC). - REQUIRED: Hands-on AP/AR experience within a private equity real estate firm or property management company. - REQUIRED: Proficiency in Ramp — candidates without Ramp experience will not be considered. - REQUIRED: 6+ years of progressive experience in accounting, finance, or a related role. Additional Required Skills: - Strong proficiency in QuickBooks across multi-entity environments. - Strong knowledge of full-cycle AP/AR operations and internal controls in a multi-entity environment. - Advanced Excel skills: financial modeling, data analysis, structured reporting. - Deep understanding of accounting principles: accruals, reconciliations, classifications, intercompany. - Proven ability to evaluate processes, strengthen internal controls, and improve workflows. - Experience supporting external audit requests with organized, complete documentation. - Proven ability to own financial processes end-to-end with minimal supervision. - Strong communicator who proactively surfaces issues and discrepancies to leadership without being prompted. - Excellent attention to detail and organizational discipline across multiple workstreams. Preferred Qualifications: - CPA license or active progress toward CPA certification — strongly preferred. - Background in a Controller, Senior Accountant, or Finance Manager title. - Experience working with remote or international teams. - Familiarity with AI tools and automation in finance workflows. - Experience in a startup or high-growth environment — comfortable building systems versus inheriting them.
