Requirements and responsibilities

We're not looking for someone who "coordinates." We're looking for someone who owns. VAinUSA is hiring a Commercial Property Maintenance VA — fully remote, based in LATAM, bilingual in Spanish and English. Here's what this job actually looks like: You'll start each morning by triaging a maintenance request queue that doesn't care what time zone you're in. Some requests are simple. Many aren't. You'll track down vendors who don't respond, follow up on work orders that somehow disappeared, and update compliance documentation that has to be right — not close, not mostly right — right. By the end of your first month, you'll have a working knowledge of every active property in your portfolio, a vendor contact list you've personally verified, and zero overdue compliance items. If something is overdue, it's because you inherited it. After that, it's on you. By month three, property managers will stop double-checking your work. That's the benchmark. Not because we told them to trust you — but because you earned it. Why this role is hard: Vendors will ghost you. Managers will send vague requests and expect precise results. Deadlines in property maintenance aren't suggestions — a missed compliance filing has real legal consequences. You'll be the person who catches things before they become problems, which means you need to see problems before anyone else does. If you need someone to define your priorities every morning, this role will frustrate you. If ambiguity makes you freeze, the same. But if you're the kind of person who closes a tab and opens a spreadsheet when things get messy — keep reading. What we need from you: Experience coordinating commercial property maintenance or facilities work. Vendor management you can speak to specifically — not generally. Compliance tracking you've actually done, not just listed on a resume. And bilingual fluency in Spanish and English that holds up in a professional written context, not just conversation. Compensation: $1,120 – $1,280 USD/month, performance-based. Remote. LATAM only. 👉 Apply now or share with someone perfect for this opportunity!
