About the Role
Luis Buys Homes is looking for an experienced Disposition Manager who knows how to move deals from contract to close.
This is not an entry-level position and not a learn-as-you-go role.
We want someone who has already dispositioned real deals, understands the numbers, is strong on the phone, can manage multiple active transactions at once, and takes full ownership of the outcome.
Previous Acquisitions Manager experience is strongly preferred.
Once a deal enters your pipeline, your job is simple:
Figure out how to monetize it and get it closed.
What You'll Be Responsible For
Own multiple active deals from contract through closing
Independently comp properties and validate ARV, rehab, pricing, and buyer margins
Form your own opinion instead of blindly relying on an underwriter or AI
Select the best exit strategy: assignment, novation, MLS, double close, or co-wholesale
Build, segment, and actively work cash buyer lists
Call buyers, agents, investors, landlords, and wholesalers
Work targeted buyers who recently purchased similar properties
Generate offers and create competition instead of waiting for buyers to come to you
Negotiate pricing, EMD, terms, closing dates, and deal structure
Track buyer feedback and determine whether a deal has a marketing problem or pricing problem
Manage due diligence periods, closing dates, access, title issues, and other deadlines
Keep Follow Up Boss updated with activity, feedback, offers, and next actions
Know where every deal stands without leadership having to chase you for updates
Deal Rescue Is Part of the Job
We do not want someone whose first response to a difficult deal is:
"The deal is overpriced. We should cancel it."
Once a deal is in your pipeline, we expect you to know how to try to make it work.
If buyers are rejecting the price, you should be able to:
Identify what buyers are consistently telling us
Re-underwrite using actual market feedback
Determine the price where buyers will perform
Calculate the seller price reduction needed
Give Acquisitions a clear target and supporting data for the price-drop conversation
Reposition and re-market the deal immediately
Go back to previous interested buyers
Work new targeted buyers
Explore MLS, novation, co-wholesale, or another exit when appropriate
"It's overpriced" is not a solution.
We want:
"Buyers are telling us this trades around $240K. We need the seller down another $18K. If we get that reduction, here's who I'm going back to and how I'm selling it."
Termination is sometimes necessary, but it should happen after the realistic paths to saving the deal have been explored.
What We're Looking For
Proven Disposition Manager experience in residential wholesaling
Real deal volume you can speak about specifically
Strong understanding of ARV, comps, rehab, investor margins, and pricing
Strong cash buyer negotiation experience
Experience with assignments, novations, and double closings
Experience selling both off-market and through the MLS
Experience building and working buyer databases
Experience executing seller price-drop strategies
Ability to manage several active transactions simultaneously
Excellent organization and CRM discipline
Strong phone and negotiation skills
Comfortable handling difficult buyers, agents, sellers, tenants, and complicated deals
Previous Acquisitions Manager experience strongly preferred
You Must Be Comfortable on the Phone
This is not a position where you post deals online and wait.
When necessary, you will be making heavy outbound calls to buyers, agents, wholesalers, and investors.
You need to be comfortable asking for offers, following up repeatedly, defending your numbers, negotiating, handling objections, and pushing deals forward.
If a profitable deal is sitting in the pipeline, your instinct should be to create movement.
AI Is a Tool, Not Your Brain
We use AI and automation throughout the company.
You should use them.
But you must understand real estate well enough to know when the output is wrong.
We are looking for someone who can independently analyze a deal, challenge an ARV, question an underwriter, and make decisions using actual market data.
Weekend Expectations
Your normal schedule is Monday through Friday.
However, buyers and active deals do not always wait until Monday.
If a serious buyer needs access, an offer needs a response, or an active deal needs attention over the weekend, we expect you to handle it.
We are not asking you to work every weekend.
We are asking you not to lose a profitable deal because it happened outside normal business hours.
This Role Is NOT for You If
You're new to wholesaling
You need step-by-step training on how to dispo a deal
You cannot comp or underwrite independently
You blindly trust AI or an underwriter's numbers
You're uncomfortable making outbound calls
You struggle managing multiple transactions
You lose track of deadlines or follow-ups
Your dispo strategy is posting a deal and waiting
Your first solution to an overpriced deal is cancellation
You can identify a problem but cannot recommend a solution
You're unavailable when a hot deal needs attention
Compensation
Base: $1,500-$3,000/month depending on experience
Commission: 3%-5% per closed deal depending on experience and performance
Upside: Significant earning potential for someone who consistently moves deals and protects margins
Be specific. We want real numbers, real deals, and real examples.
We're looking for an experienced, hungry deal operator who knows how to find solutions and get transactions closed.
