Senior Block & Estate Manager (Team Lead)

Role Purpose
Lead the Property, Block & Estate Management team, holding overall responsibility for a portfolio of leasehold blocks and estates. Acts as the senior point of escalation for complex leasehold, compliance, and client-relationship matters, while managing and developing the four specialists in the team.
Key Responsibilities
Hold overall accountability for a portfolio of leasehold blocks, RTM/RMC clients, and mixed-use estates
Lead, mentor and performance-manage the Block Property Manager, Service Charge Manager, Compliance Manager and Resident Services Manager
Oversee Section 20 major works consultations end-to-end, including scoping, tendering and leaseholder communication
Set and review annual service charge budgets across the portfolio in conjunction with the Service Charge Manager
Act as senior liaison with RTM/RMC directors, freeholders and managing agents' boards
Own client onboarding for new management instructions, including handover audits
Monitor portfolio-wide compliance status and escalate risk to Directors
Report on portfolio performance, arrears, complaints and KPIs to senior leadership monthly
Support new business development, including scoping proposals for prospective RTM/RMC clients
Essential Requirements
8+ years' UK block/estate management experience, including at least 2 years in a team-leading or senior management capacity
MIRPM or working towards, with a strong working knowledge of RICS/ARMA-Q or Property Institute standards
Demonstrable experience running Section 20 consultations and multi-million-pound major works projects
Track record of managing client relationships with RMC/RTM boards
Confident, senior-level written and verbal communication with directors, leaseholders and contractors
Requirements Common to All Roles
Minimum 5 years' relevant experience in UK residential block, estate, or property management
Strong working knowledge of the Landlord and Tenant Act 1985, Commonhold and Leasehold Reform Act 2002, and Building Safety Act 2022
Proven experience managing leasehold blocks, RMCs, RTMs, or freehold estates
Excellent written English and client-facing communication skills
Reliable high-speed internet and a quiet home-office set-up suitable for video calls
Ability to work UK business hours (GMT/BST) for at least a substantial core overlap, regardless of location
Right to work in country of residence (remote contractor/employee — details confirmed at offer stage)
Desirable
Experience managing a fully remote or distributed property management team
Exposure to proptech platforms or process automation in property management
Previous experience within an agency operating a hybrid brokerage model
