Ludlow Property Group (LPG) is a vertically integrated real estate firm operating across New York and Colorado. We acquire, manage, and develop self-storage properties in supply-constrained leisure and outdoor-lifestyle markets, and we've built our own proprietary software operating system to run the business. We are deeply tech-focused, and AI is core to how we work.
Read this before applying:
You must have direct experience closing the books for real estate companies and hands-on experience with fund accounting and fund management. Applications without both won't be considered.
The Role:
We're hiring a Controller to own our accounting function and lead our finance and accounting team. You'll be responsible for the integrity of our financial reporting across a multi-entity, multi-property portfolio and a growing fund structure. This is a senior, high-trust role reporting directly to leadership. You'll set the standard for how our books are kept, how our fund is administered, and how we report to investors, lenders, and partners.
This is a dynamic seat for someone who thrives in an entrepreneurial, fast-paced environment, brings discipline and structure to a fast-growing organization, and wants to build a finance function rather than just maintain one.
You should be AI-obsessed. We expect our finance leader to use AI every day to close faster, catch errors, and run a tighter, more precise operation than a traditional accounting team. If AI isn't already part of how you work, this isn't the right seat.
What You'll Do:
*Own the monthly, quarterly, and annual close across a multi-entity real estate portfolio
*Lead, build, and mentor the finance and accounting team
*Own fund accounting and fund administration — capital calls, distributions, waterfalls, NAV, and LP reporting
*Produce accurate, timely financial statements in accordance with GAAP
*Manage investor and lender reporting, including K-1 coordination, debt covenant compliance, and equity partner updates
*Oversee AP/AR, treasury, and cash management across entities
*Own the relationship with external auditors, tax preparers, and fund administrators
*Implement and improve accounting systems, controls, and processes as we scale
*Coordinate with operations, development, and asset management to ensure data accuracy and reporting consistency
*Support budgeting, capital planning, and performance reporting at the entity and portfolio level
What We're Looking For:
*Proven experience closing the books for real estate companies (multi-entity required)
*Direct experience with fund accounting and fund management — this is non-negotiable
*Strong command of GAAP and real estate accounting (consolidations, intercompany, cost basis, depreciation)
*Experience managing audits, tax coordination, and investor reporting
*Leadership experience building or running a finance/accounting team
*Daily, fluent use of AI tools in finance work
*Bonus: experience with self-storage, evergreen/open-ended fund structures, or platforms like QuickBooks Enterprise, Notion, etc.
