For more information, please visit www.careers.firstam.com.What We DoIf you’re an experienced Texas commercial title examiner who enjoys digging into complex files, solving title issues, and taking ownership of an examination from start to finish, this may be the opportunity for you.This is a specialized, white-glove commercial environment supporting a select group of agents and handling sophisticated transactions that require more than simply reviewing title. You’ll work through complex commercial files, acreage and legal descriptions, surveys, commitments, and title issues while partnering closely with agents, underwriting, and your team.What You’ll Do: Examines chain of title for complex commercial and industrial properties, with ownership of assigned files from opening through completionPerforms title examination on complex and high-touch commercial orders requiring strong independent judgment, accuracy, and a high level of title expertiseAbstracts and analyzes leases, subleases, acreage, liens, judgments, easements, vital statistics, plot and map books, surveys, and other recorded documents; determines ownership and legal restrictions and verifies legal descriptions and record completeness, including acreage and multi-site propertiesPrepares title products and commitments based on interpretation and application of procedural guidelines, with working knowledge of commitment Schedules A, B, and C and their purpose in the examination and curative processPartners closely with agents and underwriting to identify, communicate, and resolve complex title and curative matters within established guidelinesProvides a white-glove service experience on assigned files through responsive communication, careful file management, and strong collaboration across the teamReviews surveys and related title documentation, identifies material issues, and applies sound commercial title judgment to determine what is most important to resolve or addressReads, interprets, and maps complex legal descriptions, including acreage, and evaluates how legal descriptions affect ownership, boundaries, and title examinationActs as a collaborative resource to team members and contributes to a team environment where communication, partnership, and shared ownership are essentialOther duties as assignedWhat You’ll Bring: High School Diploma or equivalentMinimum of 2 years of directly related title examination experience; demonstrated commercial title experience is requiredProven experience examining Texas commercial title files; this is a remote role and candidates may reside outside Texas if they have strong Texas-specific commercial title experienceDemonstrated ability to independently manage and take ownership of complex commercial files from start to finishStrong knowledge of commercial commitments, including the purpose and content of Schedules A, B, and C, and the ability to distinguish examination, curative, and commitment-related responsibilitiesStrong commercial survey review skills and the ability to identify and prioritize material title issuesExperience with acreage, including reading, interpreting, and mapping legal descriptions and evaluating ownership and boundary-related title mattersStrong detail and quality orientation, analytical ability, and problem-solving skillsCustomer service orientation and a collaborative, team-first approach when working with agents, underwriting, and peersStrong Microsoft Office skills and knowledge of legal terms used in title documentsAble to read and decipher complex legal descriptions relating to commercial title ordersWhat We OfferBy choice, we don’t simply accept individuality – we embrace it, we support it, and we thrive on it!
