The Role
We are hiring an experienced Acquisition Manager whose primary responsibility is simple: turn qualified opportunities into signed contracts.
We provide the leads, systems, scripts, SOPs, underwriting support, and CRM. You are responsible for running the process, negotiating intelligently, following up, and closing.
We work:
- Directly with motivated sellers
- With real estate agents bringing off-market opportunities
- With wholesalers bringing direct-to-seller contracts and deals
- You must understand that each conversation requires a different approach while still keeping one objective: lock up profitable deals.
- Our existing process is built around one complete acquisition call: understand the seller, gather the property information, underwrite, present the offer, fight through objections, and close.
What You Must Know
- This is not a beginner position.
You must already understand:
- ARV and comparable sales
- As-is value
- Rehab costs
- Cash offer underwriting
- Investor margins
- Wholesale deals
- Novations
- Assignments and double closings
- Seller motivation and negotiation
- How to recognize a deal instead of automatically discarding difficult situations
Strongly preferred:
- Subject-to
- Seller financing
- Other creative finance strategies
- Spanish
- Management approves final numbers, but you must be able to underwrite and form your own opinion.
We do not want closers who blindly wait for an underwriter or AI to tell them whether a property is a deal.
What You'll Do
- Work incoming seller, agent, and wholesaler opportunities
- Follow our proven acquisition script and sales process
- Build rapport and uncover the seller's real motivation
- Gather complete property condition, mortgage, title, occupancy, and timeline information
- Gauge ARV, rehab, and deal viability yourself
- Work back and forth with underwriting when reviewing numbers
- Communicate with Disposition when their market insight is needed before locking a deal
- Present and negotiate approved offers
- Fight through objections before accepting a no
- Send contracts immediately when agreement is reached
- Follow up aggressively on rejected offers, unsigned contracts, and warm opportunities
- Keep your CRM, inbox, tasks, and pipeline clean
- Stay responsive from your phone when a hot seller or deal needs attention
- Hand off a clean, accurately documented contract once the deal is locked
- Every lead should have a next action, and rejected offers are worked again rather than automatically marked dead.
- Deal Judgment Matters
We want someone who knows the game.
A squatter, tenant problem, title issue, unusual condition, agent, wholesaler, or complicated seller situation should not automatically scare you away.
Your first question should be:
"Is there still a profitable way to structure this?"
You should know how to gather the facts, use the team around you, and determine whether the opportunity can be converted into a deal.
We buy deals, not contracts. The goal is not simply collecting signatures. The price and structure still need to leave room for us or an investor to make money.
Phone & Closing Ability Are Non-Negotiable. You must be extremely comfortable on the phone.
If you are shy, timid, afraid of objections, or uncomfortable asking someone to sign, this is not the position for you.
We want experienced closers who can:
- Control a conversation
- Listen
- Build trust
- Ask difficult questions
- Negotiate
- Hold their number
- Handle objections
- Use silence
- Create urgency
- Follow up
- Ask directly for the contract
- You must also be able to follow a script and process that works. Experience does not mean ignoring the system.
Minimum KPIs:
- 2+ hours talk time per day
- 3 offers per day
- 15 offers per week
- 4 contracts per month
- $50,000 minimum closed revenue per month
AI & Technology
- You must be comfortable using AI, CRM systems, texting, dialers, and automation.
- AI should make you faster.
- It should not do your thinking for you.
- You must have Follow Up Boss and communication tools available on your phone and be able to respond quickly to hot opportunities.

- You're new to real estate acquisitions
- You need basic wholesaling training
- You need constant handholding
- You're uncomfortable on the phone
- You cannot independently comp or underwrite a property
- You don't understand ARV or rehab
- You blindly depend on AI or underwriting
- You refuse to follow scripts or processes
- You give up after the first objection
- You automatically discard complicated deals
- Your follow-up is weak
- Your CRM or inbox is constantly messy
- You let unsigned contracts sit
- You cannot manage multiple negotiations at once
- You treat this as a clock-in, clock-out job
- You're unavailable when a hot opportunity needs attention
