Requirements and responsibilities


RESPONSIBILITIES - Underwrite primarily single-family properties across multiple markets - Run comps in New Jersey, Pennsylvania, and Florida, adapting as markets change - Support 3–4 Acquisitions Managers with pricing and offer recommendations - Deliver 10–15 offer recommendations per day, depending on volume - Perform quick "napkin" underwriting for live on-call closes, sometimes within 15 minutes - Perform deeper underwriting on complex deals, sometimes up to 60 minutes - Prioritize hot deals when acquisitions needs numbers immediately - Stay in constant communication with the acquisitions team throughout the day - Provide clear reasoning behind pricing so salespeople can justify offers to sellers - Underwrite one property at a time with strong attention to detail - Participate in Dispositions meetings to gather buyer feedback and refine underwriting - Continuously adjust pricing based on real buyer behavior Note: This is not a seller-facing role. You provide numbers, logic, and guidance to the acquisitions team. REQUIREMENTS - Proven experience underwriting single-family homes - Prior experience at a real estate investment company, bank, or institutional real estate group - Strong understanding of ARV and as-is valuation methods - Experience estimating rehab and construction costs - Ability to analyze active, pending, and closed comps together - Experience with tools such as Privy or similar platforms - Comfort underwriting occasional land or light commercial deals - Comfort calling realtors to validate comps and market behavior - Strong prioritization, judgment, and critical-thinking skills - Understanding that underwriting exists to create assignment fees (wholesaling) - Understanding of how flippers, landlords, and cash buyers think - Confidence to push back and kill weak deals — even when the numbers technically work Must be comfortable underwriting complex scenarios: squatter-occupied properties with state-specific eviction risk, non-performing tenants and holdover risk, active comps materially below closed comps, low-volume ARV markets, legal/occupancy/access complications, and thin buyer pools. This is a full-time, long-term role on EST hours (9 AM–6 PM or 10 AM–7 PM EST). It is not a junior, freelance, data-entry, or checklist-only position. If your experience is limited to plugging numbers into spreadsheets without understanding the business, this role is not for you.
