The Property Accountant supports the company’s day-to-day operations and accounting needs related to new and existing leased locations. This position reports to the Associate Director of Property Accounting.The company operates in a dynamic environment that values responsiveness to market and strategic changes. The responsibilities outlined below are not exhaustive and may evolve based on business needs and opportunities.Key ResponsibilitiesLease / Property AccountingRead and interpret lease documents and purchase agreements, and determine the appropriate action neededCalculate and communicate rent increases and prorations with landlordsUpload lease and legal documents into Sage Intaact, and review data abstraction for accuracy; coordinate and follow through on any needed correctionsUpload monthly rent bills into Sage Intacct accounting systemReview annual CAM reconciliations prepared by landlords and ensure adequate supporting documentation is provided; work with landlords to resolve questions and update recurring bills as neededUpload rent payment files into Sage IntacctReview and process monthly rent payments through the Wells Fargo CEO ACH portalTrack and review upcoming property tax payments, request payment approvals, and process online property tax payments to ensure timely paymentIdentify, recognize, and communicate changes that may impact lease accountingCommunicate regularly with landlords via phone and email, both proactively and in response to inquiries or issuesPerform other general accounting duties as assignedMonth-End Close / Year-EndPrepare monthly accruals as needed, including rent, CAM, property taxes, and related itemsPrepare monthly balance sheet reconciliationsPrepare rent trending analysis to identify potential issues and explain monthly variancesPrepare audit support schedules and respond to audit requestsRequirementsBachelor’s degree in Accounting, Finance, or a related fieldAt least 2–4 years of relevant accounting experience, preferably in property accounting, lease accounting, real estate accounting, or general accountingStrong understanding of lease administration, rent escalations, prorations, CAM reconciliations, and property tax processingExperience with month-end close activities, including accruals, balance sheet reconciliations, variance analysis, and audit supportAbility to read and interpret lease agreements, legal documents, and purchase agreements accuratelyExperience using accounting systems and lease/property management platforms such as Sage Intacct or similar systemsFamiliarity with ACH payment processing, banking portals, and online payment platforms is preferredStrong analytical and problem-solving skills, with the ability to identify discrepancies and recommend corrective actionHigh level of accuracy and attention to detail in financial processing and documentation reviewStrong written and verbal communication skills, with the ability to coordinate effectively with landlords and internal stakeholdersProficiency in Microsoft Excel and Microsoft Office applicationsStrong organizational and time management skills, with the ability to manage multiple priorities and deadlinesAbility to work independently and collaboratively in a fast-paced, evolving environmentAdaptable and willing to take on additional responsibilities as business needs changePreferred QualificationsExperience in property, lease, or real estate accountingExposure to multi-site or leased-location environmentsFamiliarity with audit preparation and supportExperience coordinating with external landlords, vendors, or property-related stakeholdersBenefitsHMO with 1 free dependent upon hireLife Insurance20 PTO credits annuallyNight Differential PayVL and SL cash conversionAnnual Performance-Based Merit Increases and Employee RecognitionGreat Company CultureCareer Growth and LearningsEquipment provided by the companyWFH/Remote; Night ShiftPhp 60,000 basic + allowance
